Local Selling Tips

Before selling your home there are a couple of steps to take that will help the property be more marketable. First and foremost, Clean. Clean the house better than you normally would, this way it will take minimal effort to keep it that way while it is on the market.

Secondly, Clutter. We all have it, we all hate it for the most part. Take some time to get rid of and declutter, If you have a storage room or building put it to good use and declutter your house. Another method is to use a part of the garage, use boxes or storage containers to store extra items in an organized fashion. Envision how you would like to see the home if you were buying it.

For Land, If you have a lot of items scattered about your land, its time to get that cleaned up. Many tracts have old degraded farm equipment, junk piles, old fencing etc. Its best to clean this up before selling.

Back to houses. Most houses have some kind of issue, whether its some dated wallpaper, peeling paint, out dated bathroom, a worn out door, etc. It is important for you to let us look at these items before you go to work changing it. In some cases it won’t be worth the work or the expense to fix it. Sometimes we can recommend smaller fixes that will have a greater return. Keep in mind too that people are subjective, so if you like your bedroom painted purple, that may not fly for everyone. If you aren’t sure, just ask us. We see these things everyday.

A necessary part of the home being sold is showing. Let people look at the house as often as is reasonably convenient. When we list it, We will ask how much notice you need. Everything from a couple of hours to 24hr notice is common. It is important if at all possible to NOT be there when it is to be shown. If you are there people are less likely to really look at a house, or make observations. If the buyers have questions they will route those questions through the agents.

In Closing, If you’re not sure what the next step is to sell your property, Contact me and ask. There are no stupid questions. My goal is to sell your property at the best price, as well as make the process as easy as possible.
